Do I have to be present for showings?
No, it is preferable for you to be absent for showings so prospective buyers can feel free to explore your home and see if it is a good fit for them. Buyers find it virtually impossible to get comfortable at a showing when the seller is present. If you cannot leave, simply excuse yourself and step outside during the duration of the showing.

Should I volunteer information about my home to buyers?
No, if you are asked questions about your home, of course, be truthful, but do not try and sell your home while buyers are present. You may end up sounding like a desperate home seller. Avoid discussions and above all any negotiations face to face with buyers. Be friendly, but simply state you will have to discuss any offers with your agent.

Does my house have to be in showing condition at all times?
It is preferable because you never know when that particular buyer may show up and be turned off by your home because you left dirty clothes on the floor, dishes in the sink and recycling on the stairwell. Some buyers cannot see past clutter or untidiness and will walk away from a home that is not in showing condition.

Should I let someone in who drives by and knocks on my door?
No, for your own personal security, do not show your home to anyone you do not know.

What about my valuables?
It is a good idea not to leave valuables that are easy to steal lying about your home. Always put jewelry, money and small collectibles away in a safe place.

What about my pets?
Pets that pose no potential adversity to strangers entering your home or yard are okay. Any animal that may be even slightly dangerous, excessively noisy, hyper active or maintain unpleasant odors should be confined to an area outside of the home. If possible, arrangements to stay elsewhere durring showing hours are preferable. Remember, you do not want buyers to associate your home with a smelly cat or a mean dog.

What happens at closing?
You bring the keys to your home for the buyers and you will receive any proceed check in exchange.

How should I leave my house for the new buyers?
The buyers and their agent will conduct a final walk through. The home must be in as good a condition as it was when they previously saw it. If any repairs were made, they will be checking them. The home must be left in broom-clean condition. Any new problems and the buyers can hold up the closing until they are addresses (such as a hole in the wall from the moving company's carelessness).
