  • Home Buyer Consultation – supply buyer packet, review documents, answer questions, explain procedures
    Supply names and numbers of loan officers – gather your financial information in order to estimate amount of home you can afford, fill out pre-qualification form to submit to loan officer
    Set up a file with your home criteria

  • Check Multiple Listing Service everyday, e-mail you new listings or price reductions

  • Network with other agents, investors and sellers about homes potentially coming up for sale

  • Phone For Sale By Owner’s which may meet your home criteria
    Gather loan commitment letter from lender and keep in file

  • Schedule showing appointments

  • Meet you to show homes

  • Gather information on chosen homes

  • Gather documents such as TN Residential Property Disclosure and Lead Based Paint Addendum

  • Prepare Comparative Market Analysis prior to making an offer on home at your request
    Prepare offer

  • Negotiate with seller and/or seller’s agent

  • Review options with you, counsel in negotiations

  • Fax contract to all appropriate parties – seller’s agent, lender, closing attorney

  • Keep in touch with lender to follow up on loan status

  • Supply names and numbers of home repairmen/women if available

  • Supply names and numbers of home inspectors

  • Schedule home inspection

  • Meet inspector to let into home, meet with you to go over report

  • Prepare inspection contingency release document

  • Gather results of the appraisal
    Supply closing attorney contact information to you

  • Schedule final walk-thru

  • Meet you at the home for the final walk-thru

  • Notify closing attorney of your home owner’s insurance company and whether or not you opt to have a mortgage loan survey or a boundary survey or neither

  • Schedule closing

  • Review HUD 1 (Settlement Statement), notify closing attorney of any mistakes

  • Meet you for closing

  • Follow up with you to insure that all is well at your new home!
